QUALITY ASSURANCE
All cost segregation studies performed by Baden Tax Management conform to or exceed the IRS Cost Segregation Audit Technique Guideline. Additionally, all cost segregation studies are done by or under the direct supervision of managers with years of experience and recognized professional certifications including CPA and CMI designations.
SUPPORT
We provide full audit support at no additional cost in the unlikely event the Internal Revenue Service performs an audit of the cost segregation study. We perform all of the necessary calculations and provide all required forms with supporting documentation when completing a catch-up analysis of previously unclaimed depreciation.
RESPONSIBILITY
We do not use third party providers or sub-contractors to perform our cost studies but rather we directly employ individuals experienced in all phases of cost segregation including accountants, appraisers and construction cost estimating experts who come together from all disciplines to produce a quality Cost Segregation report.
RELIABILITY
Baden Tax Management utilizes the most recognized construction cost estimating services including R.S. Means Construction Cost Data and Marshall & Swift Commercial Cost Estimator data sources in performing the detailed cost estimates necessary for a quality cost segregation study. Baden’s cost segregation team constantly monitors changes in the tax laws to ensure full compliance with the law while maximizing the benefits for our clients.
Our cost segregation studies provide complete engineering estimates and are never performed using residual allocations that are regarded as unreliable by the Internal Revenue Service.
SERVICES
We perform complete engineered cost segregation study services. We do not offer low level discounted cost segregation packages or perform rule-of-thumb or residual valuation techniques that are frowned upon by the IRS.
In addition to cost segregation services, Baden Tax Management has years of property tax consulting experience. We can provide complete property valuation analysis for both Cost Segregation and Ad Valorem taxes.
COST
All cost segregation services are performed based on a guaranteed flat fee. We do not perform Cost Segregation services on a contingent fee basis.

Baden Tax Management fully supports and observes all of the ethical guidelines established by the professional trade organizations engaged in property and income tax consulting.
