Does a cost segregation study make sense if I plan to sell the property in 1 to 2 years?

This is really a facts and circumstance issue. If you plan an outright sale of the property in a taxable transaction, you may have to recapture some of the accelerated depreciation deduction you claimed as a result of the cost segregation study.

If you plan to sell in a like-kind transaction where recapture in not an issue, a cost segregation study could provide significant benefits.
